DOB Rule Changes for Local Law 126 Garage Inspections

Effective immediately, NYC DOB amended its rules making SIGNIFICANT CHANGES to the inspection requirements for all parking garages that fall under Local Law 126

Parking Structure Repair, Structural Parking Garage Rehabilitation, Parking Deck Restoration, Concrete Repair for Parking Structures

ALL PARKING GARAGES must have an initial inspection and report filed by a Qualified Parking Structure Inspector (QPSI) by August 1, 2024, regardless of the garage’s assigned sub-cycle number. The original deadline for sub-cycle 1A garages in the lower half of Manhattan remains Dec. 31, 2023.

This decision was made to address concerns about safety hazards in garages that have gone unrepaired for extended periods of time based upon the deadly collapse of a parking garage in lower Manhattan last April, as well as ongoing structural conditions that are being discovered in the initial cycle of garage inspections.

If you own or operate a parking garage anywhere in New York City, please contact us for more information on getting your garage inspected and filed before the new deadline.
