Park View Terrace Apartment Complex – Englewood, NJ

O&S Associates performed interior and exterior condition assessments of the Park View buildings, prepared drawings and specifications for their restoration, and will provide construction administration and periodic observations. The Complex is comprised of 20 multi-family residential buildings with 124 apartments and a community building on a 10.6-acre site. The development was constructed in 1970 with concrete block foundations and wood-framed walls, vinyl siding façades.

O&S provided restoration design documents to improve the quality of housing for all the residents and staff. The work will include upgrading the finishes and utilities in all the apartments, community building and the site. The community building and 5% of the apartments will be converted to be fully handicap accessible. In addition, 2% of the apartments will be converted to sensory impaired accessible. All the other apartments will be provided with new kitchens, appliances, lighting, plumbing fixtures, painting, flooring, boilers, furnaces, smoke detectors, electrical panels, electrical wiring and upgraded apartment fire separation walls. The site renovation work will include new handicap accessible walkways, accessible ramps, accessible playgrounds, accessible barbecue picnic areas, accessible benches, bicycle racks, accessible parking, general parking, site lighting, site security cameras with speakers, repaired streets, repaired sidewalks and new landscaping. The building renovation work will include new roofs, windows and vinyl siding.

The project will be developed for compliance with Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS).

Hadley Gardens Apartments – Miami, FL

This project consisted of assessments to a five story, senior housing, apartment building’s 151 residential units built in 1968 on 2.4 acres. O&S Associates provided restoration design documents to improve the quality of housing for all its residents and staff. The work included upgrading all the apartments, community spaces and the site with the new finishes, appliances and utilities.

The lobby, community room, community kitchen, community restrooms, laundry rooms, garbage chutes and 5% of the apartments were all converted to be fully handicapped accessible. In addition, 2% of the apartments were converted to be sensory impaired accessible units. All the other apartments were upgraded with new kitchens, appliances, lighting, plumbing fixtures, painting, individual air conditioning and smoke detectors connected to the upgraded central fire alarm system. The existing elevators were completely removed and replaced with handicap accessible elevators with emergency backup power, fire department, operation. The existing central community air conditioning systems were completely removed and replaced. The site work included handicap accessible walkways, accessible ramps, accessible raised vegetable gardens, accessible benches, shade trees, landscaping, accessible parking, general parking and driveway improvements specifically developed for senior housing residents. Security upgrades included site lighting, key card automated vehicle entry and exit gates, key card automated building entry doors. The building’s renovation work included extensive concrete stucco façade repairs, hurricane resistance structural strengthening to the facades, hurricane resistant windows, hurricane resistant doors, hurricane resistant roofing, hurricane resistant guardrails and hurricane resistant building appurtenances.

Rock Creek Terrace Apartment Complex – Englewood, NJ

O&S Associates performed interior and exterior condition assessments of the Rock Creek buildings, prepared drawings and specifications for their restoration, and will provide construction administration and periodic observations. This complex consists of 20 apartment buildings with 146 apartments and a community building on a 10.7-acre site. The development was constructed in 1970 with concrete block foundations and wood-framed walls, and vinyl siding façades.

O&S provided restoration design documents to improve the quality of housing for all the residents and staff by upgrading the finishes and utilities in all the apartments, community building and the site. The community building and 5% of the apartments will be converted to be fully handicap accessible. In addition, 2% of the apartments will be converted to sensory impaired. All the other apartments will be provided with new kitchens, appliances, lighting, plumbing fixtures, painting, flooring, boilers, furnaces, smoke detectors, electrical panels, electrical wiring and upgraded apartment fire separation walls. The site renovation work will include new handicap accessible walkways, accessible ramps, accessible lifts with emergency power backup, accessible playgrounds, accessible barbecue picnic areas, accessible benches, bicycle racks, accessible parking, general parking, site lighting, site security cameras with speakers, repaired streets, repaired sidewalks and new landscaping. The building renovation work will include new roofs, windows and vinyl siding.

Guardian Courts Apartment Complex – Louisville, KY

O&S Associates provided assessments and restoration design documents to the complexes six buildings containing 128 apartments built in 1969 on a 5.9-acre site. The existing site is in a flood zone where the existing apartments have been repeatedly flooded. O&S Associates was asked to develop a flood protection system for the residences along with upgrading the apartments, community spaces and the site with new the finishes, appliances utilities and landscaping to improve the quality of housing for all its residents and staff.

The building entryways, laundry building, leasing office and 5% of the apartments were all converted to be fully handicapped accessible. In addition, 2% of the apartments were converted to be sensory impaired accessible units. All the other apartments were upgraded with new kitchens, appliances, lighting, plumbing fixtures, painting, and smoke detectors. 50% of the apartment heating and air conditioning systems were replaced. Radon evacuation systems were installed in every building to remove its health hazard. The site work included handicap accessible walkways, accessible ramps, accessible barbecue areas with accessible picnic tables, accessible children’s playground, landscaping, accessible parking, with general parking lot improvements. Security upgrades included site lighting, corridor lighting, new metal building entry doors, site security cameras with speakers. The building’s renovation work included reinforced concrete flood walls around every building, automatic self-closing flood gates at every building’s entryway, façade repairs and roof waterproofing repairs.
