O&S Associates performed engineering consulting services for the complete restoration and preventive waterproofing of the largely concrete panel and brick masonry UnityPoint Trinity Hospital building, located in Rock Island, Illinois.
O&S Associates was retained to perform a condition assessment and develop a restoration program for the hospital tower and “podium” in addition to selected medical office buildings located on the hospital’s campus. O&S devised a repair program, which addressed the deterioration of the building envelope, including various façade cladding components such as brick masonry, concrete panels, and EIFS. The façade structural repairs included replacement of through-wall flashings at steel lintels & shelf angles, cleaning and protecting the steel with new coatings, EIFS replacement, brick, and mortar joint repair and replacement. A complete waterproofing program was also recommended to mitigate water infiltration and further deterioration of the masonry, precast concrete panels, and EIFS elements, including replacement of window frame and façade joint sealants, curtain wall gasket replacement, waterproofing coatings, and provisions for water repellant sealers.
After we submitted our phased Comprehensive Condition Survey report, the hospital engaged us for design, bidding, and construction management services for restoration of the façade. Swing stages were constructed to access the tower façade, and scaffolding platforms were constructed to access the lower “podium” levels.
