UMB Health Sciences Facility II Façade Repairs

The University of Maryland Baltimore Health Sciences Facility II (HSF II) is located in the City of Baltimore, Maryland. The building was originally constructed in 2001 and is a six-story conventionally reinforced cast-in-place, concrete-framed structure. The exterior walls generally consist of two types of backup wall construction. One type is a concrete masonry unit backup wall with limestone, granite, or brick masonry veneer. The second type is a cold formed metal stud backup wall with a brick masonry veneer.

O&S performed an investigation of the exterior walls of the University of Maryland Baltimore Health Sciences Facility II. Observations were made to determine the nature and quantity of façade deficiencies and to recommend repairs. The University wished to maintain the building exterior walls in good condition, to address deficient conditions, and to perform maintenance repairs as needed.

The structural integrity of the exterior walls of the building was generally good with instances of deteriorated façade elements (brick, granite, and limestone masonry) that occurred throughout the elevations of the building and were in need of repair and/or replacement. A portion of the masonry pointing mortar was deteriorated and needed to be addressed. Sealant joints throughout the building had deteriorated. Active leaks were also reported. O&S identified several preventative maintenance items to extend the service life of the existing façade construction.
