The scope of work was to determine the causes of the leaks and to propose remedies for repairing the leaks into the subject areas. The scope of work included an investigation of the following:

  1. Civil / Site Systems
    • Ground Water Infiltration
    • Storm Water Runoff
    • Sewer Leaks (Storm &Sanitary)
  2. Plumbing Systems
    • Steam Condensate Lines
    • Floor Drains (Are Way and Aquarium Mixing Room)
    • Floor Drains or Rain Leaders from 3rd Floor Portico
    • Aquarium Pits
  3. Waterproofing
    • Counter Flashing
    • Caulking (Area Way)

The Reagan Tunnel connects the Reagan Building to the basement of the Commerce Building. The tunnel runs beneath 14th St and is completely below grade with the exception of the Are Way Entrance to the Commerce Building. The tunnel is exposed where it intersects the Commerce Building at the Are Way or “Moat” that is one story below grade.
