St. Elizabeth Medical Centers – Ft. Thomas PG
O&S was retained to perform a comprehensive condition assessment of the Ft. Thomas parking garage, including exploratory opening inspection of the embedded post-tensioned cables and anchors. O&S developed a repair and preventative maintenance program for the garage which encompassed structural repair of slabs and structural frame, especially at the garage ramps and an exposed stairwell. The recommended repair program also included preventative maintenance and waterproofing recommendation to extend the life of the garage to the greatest extent possible. The repair program was phased over 4 years at the request of the client, to accommodate their yearly budgets.
The first phase (2009) of repair included the restoration of the heavily deteriorated stair tower and included repairs to the supporting beams, stair treads, the underside of the staircases and landings, and also included application of a pedestrian grade waterproofing membrane system over the entire supported stair as well as protective steel coatings over the corroding railings. O&S developed the scope of work, provided repair documents, and supervised the construction.
Phase II (2010) included structural repair at the rest of the garage, including slab repairs, especially at the location of post-tensioning anchors and the ramps, as well as provisions for new waterproofing coatings and sealants. Again, O&S developed the scope of work, repair documents, and will provide technical supervision throughout the project.
Phase III (2012) included comprehensive waterproofing and maintenance.
