O&S provided engineering consulting services for extensive structural steel repairs and comprehensive façade assessment of One Bridge Plaza, Fort Lee, New Jersey. O&S completed the condition survey of the parking garage and determined the garage’s structural steel framing and floors were experiencing corrosion-related structural damage and in need of repair and waterproofing. We developed repair drawings and technical specifications and provided periodic on-site observations during construction to determine conformance of work, materials and equipment with the contract documents. The garage restoration was comprised of structural concrete repairs, steel strengthening to columns and girders, lighting, and painting. The total estimated cost of the garage repair work was $517,000.

O&S also provided a restoration program for the plaza. The plaza was experiencing deterioration to the concrete and railings.

O&S was retained to perform a detailed condition assessment and develop a comprehensive façade restoration program for the entire façade. The building had undergone significant wind-related damage and had been provided with some previous emergency repairs. We identified visible signs of distress such as aluminum panels disengaged from the curtain wall system and damage due to impact at several of the aluminum panels. The existing joint sealants and gaskets between aluminum panels failed and required replacement. The curtain wall system consisted of bands of horizontal aluminum panel sections with vision glass between them. The middle of each elevation protruded from the building and had a barrel vault at the roof level.

O&S designed a tailored repair program for the comprehensive restoration of the curtain wall system. The restoration program addressed the design and installation new aluminum panels and reinforced anchorage at existing roof-level panels. The rest of the façade required a comprehensive repair and preventive maintenance restoration. Recommended repairs included replacement of aluminum panel gaskets, glass panel sealant replacement with silicone sealants, and new aluminum copings covers.
