The 23 story, Mediterranean Towers South Apartment Building required exterior façade repairs including replacement of original 40 year old windows, renovation of exterior recreation deck, parking garage and balcony repairs and replacemnt of roof.
- O&S Associates performed a survey of all the building’s components and prepared a reserve study report.
- O &S developed a repair program for the renovation of the façade, windows, roof, recreation deck, parking garage, surface lot, and balconies. O & S performed the design and construction services for the structural rehabilitation and waterproofing of the exterior façade and balcony repairs, parking garage and the recreation deck.
- O&S developed repair drawings and technical specifications for the replacement of windows and the roof and provided construction phase services
The restoration of the exterior façade repairs was comprised of structural concrete repairs to balconies and balcony railings, the replacement of cracked and deteriorated brick masonry, new through wall flashing at selected apartments, new waterproofing coating to balcony slabs, tuck-pointing of deteriorated mortar joints, cleaning and coating of exterior building and installation of a temporary sidewalk protection/bridge.
