This community consists of 4 buildings containing 63 residential units and was constructed in 1989. The Association had several issues related to leaking roofs, damaged siding, failing flashing, at chimneys, and failing gutters. The existing roof was a three-tab asphalt shingle system, and it was replaced with approximately 29,000 square feet of architectural asphalt shingles with a better wind resistance rating. Approximately 880 square feet of metal panel roofing was replaced at the dormer faces. The chimneys were timber framed with metal siding that was loose or missing in many places, so it was replaced with a more durable vinyl siding. All pipe vent boots were replaced with a durable silicone product. The installing Contractor was Platinum Exteriors (GAF Certified Master Elite Contractor) and this project received a Golden Pledge warranty—the highest level available from GAF. Approximately 3200 LF of gutters and downspouts were replaced as well.

O&S Associates, Inc. was hired as the prime NE to provide restoration design services. Responsibilities included visual assessment and report writing, establishing a budget, design, drawing production, specification writing, soliciting bids, scope leveling among bidders, contract preparation between Association and Contractor, change order request review, request for information (RFI) coordination, construction on site representation, Contractor pay application review, and project closeout.
