The Kossman Building Parking Deck required a thorough visual condition assessment and testing to determine water related deterioration and failed waterproofing, O&S Associates developed a repair program addressing these conditions.
- Water absorption and age related deterioration had caused delamination of the cast-in-place floor slabs.
- Spalling of clay tile and concrete beam encasements of steel beams and delamination and spalling of concrete beams presented a falling hazard.
- Delamination of the floor slab soffits had occurred due to water and mineral absorption.
- Waterproofing membranes were past their lifespan in some locations.
- A comprehensive structural repairs and cost effective waterproofing repair program was required to repair the deteriorated conditions and extend the service life of the garage.
- Portions of the garage were above occupied space and required special consideration, planning, and co-ordination.
