O&S is currently providing multiple services for Gregory Commons Condominiums. O&S provided a multi-discipline (A/E/MEP/FP) Condition Assessment and Repair Program and is currently working to implement several renewal projects projected to be worth over $12 million.

These projects include Roofing replacement, including main roof, penthouse terrace roofs and decks, and the potential provision of a common roof patio deck. EIFS and Masonry Wall Repairs will include upgrades and architectural enhancements to the waterproofing and aesthetic treatments. All the EIFS details at building corners and window heads will be replaced. The project will also update and replace windows. The common area lobbies and hallways have received MEP services to provide upgraded heating and cooling via rooftop mechanical unit replacements.

O&S will also work to improve the plaza/courtyard area. The walking surfaces, underlying waterproofing, structural repairs to the slab, and framing supporting the courtyard will be replaced and planters reconstructed. O&S will also provide structural repairs and upgrades to the structure’s retaining walls. O&S has also provided expert services to the Garage below the building including drainage, structural repairs, painting, and egress improvements. The Parking Deck across the street is also in the process of receiving structural repairs, aesthetic upgrades, dry sprinkler system replacement, and a traffic bearing waterproofing membrane.

Special Problems and Solutions:

Gregory Commons is a three building 173-unit condominium Association. The original factory buildings were converted into condominiums around 1996. The association has had many problems since inception including many water infiltration problems, mechanical problems, and esthetic issues.

O&S was consulted in renovating the entire complex and was retained in 2015 October. Since then, O&S has provided renovation documents for the plaza, garages, roofs, exterior walls, windows, and interiors.

O&S has also bid out the roof, plaza, façade, and windows while construction is currently in progress on the roof. All work is scheduled to be completed by 2019.
