Fort Lee Executive Park Commercial Office Building
The Fort Lee Executive Park consists of Buildings 1 and 2 and two parking garages. Due to lack of proper flashing and lack of masonry ties, the brick façade was deteriorating severely, and a couple of façade panels, one form the main garage and one from Building 2, fell down. O&S Associates performed a survey of the building exterior using swing-stages and developed a repair program for the façades of all buildings. O&S prepared repair drawings and technical specifications, bid the work to specialty contractors, and made periodic observations of construction. The restoration of the exterior façade repairs comprised of reconstruction of the entire front elevation of both buildings, rebuilding of the corners, replacement of cracked and deteriorated brick masonry, the addition of epoxy grouted masonry ties, tuck-pointing of deteriorated mortar joints, caulking of selected windows, and installation of temporary sidewalk protection/bridge. At the garages, the repairs consisted of rebuilding of corners, replacement of roof parapet walls, and replacement of deteriorated parapet walls at other floor levels. The total cost of the façade repair work was approximately $2 million. Year of work completed was in 2001.
