The Colony apartment building (500 units) required extensive exterior façade repairs due to water infiltration problems and spalling concrete. O&S Associates implemented the exterior façade and parking garage renovation project and supervised the work on a full-time basis over two years (1999 and 2000). The total cost of the façade repair work was about $2.7 million.

The 30-story, Colony Apartment Building required extensive exterior building façade repairs. O&S Associates performed a survey of the building exterior using swing stages and developed a repair program for the façade. O&S developed repair drawings/details and technical specifications and provided full-time resident engineering services during construction. The restoration of the exterior façade repairs comprised of structural concrete repairs to balconies, balcony railing repairs, replacement of through wall flashings north and south walls, replacement of cracked and deteriorated brick masonry, addition of epoxy grouted masonry ties, tuck-pointing of deteriorated mortar joints, caulking of all windows, cleaning and coating the entire building, and installation of temporary sidewalk protection/bridge. The total cost of the façade repair work was approximately $3.7 million.
