Brooklyn Hospital Parking Garage

The Brooklyn Hospital Parking Deck required a thorough visual condition assessment and testing to determine water related deterioration and failed waterproofing due to lack of regular maintenance. As a result of this effort, O&S Associates developed comprehensive drawings and specifications for repair. Repair items included:
- Water absorption and age related deterioration had caused delamination of the waffle slabs.
- Spalling of concrete presented a life-safety issue due to loose concrete hazards.
- Delamination of the floor slab soffits had occurred due to water and mineral absorption.
- Waterproofing membranes were past their lifespan in all locations.
- Replacement of all MEP systems.
- A comprehensive structural repairs and cost-effective waterproofing repair program was required to repair the deteriorated conditions and extend the service life of the garage.
- Investigation of rooftop surface tennis courts converted to parking.
