Admirals Walk Condominium
The Admirals Walk Condominium is comprised of two Apartment Buildings, each 11 stories high with 297 units, located on the northeastern edge of New Jersey overlooking the Hudson River. O&S Associates, Inc. was retained by The Signature Property Group on behalf of Admirals Walk to conduct a “due diligence” physical condition assessment of the building’s exterior concrete façade and balconies to provide a comprehensive repair program.
O&S Associates developed a repair program and report reflecting the findings of the field investigation which included, extensive slab edge delaminations and spalling due to corrosion of the embedded reinforcing steel in the cast-in-place concrete slabs, perimeter sealants around the sliding doors, poor condition of storefront, interior building corners exhibiting sever cracking, spalling at the wall and slab interface as a result of building movement, and lack of proper original design-construction.
