O&S Associates, Inc. performed engineering consulting services for the complete restoration and preventive waterproofing at 120 Wood Avenue South, Iselin, New Jersey.
O&S was retained to perform a condition assessment and develop a restoration program for the entire EIFS panel, sliding window, and glass curtain wall office/hotel façade. Due to the amount of water infiltration at this building our investigation included exploratory openings to inspect behind the panels and the condition of the panel structural connections. Openings were provided in the interior wall to inspect the structural steel panel connections attaching the panels to the structure.
O&S devised a repair program, which addressed the deterioration of the EIFS façade and replacement of the sliding windows at the upper floors of the hotel and the banded curtain wall system at the lower floors utilized as office space. A complete waterproofing program was also designed, which included replacement of panel joint sealants and a new breathable, aesthetic waterproofing coating over the entire façade. Interior repairs to damaged gypsum wall board and interior finishes were also required during this project.
