111 3rd Avenue Apartment Building

111 3rd Avenue Apartment Building is a 9 story structure which required extensive exterior building façade repairs.

• O&S Associates performed a survey of the buildings exterior using swing-stages and developed a repair program for the façade.
• O&S prepared repair drawings and technical specifications, bid the work to specialty contractors and made periodic observations of construction. This report was filed with the NYC building department to meet Local Law 11 requirements related to building maintenance.
• The restoration of the exterior façade repair was comprised of replacement of terra cotta balusters, the replacement of cracked and deteriorated brick masonry, tuck-pointing of deteriorated mortar joints, caulking of selected windows and installation of a temporary sidewalk protection/bridge.
