109 East 16th Street Building
109 East 16th Street is a 10-story Landmark building that currently is fully occupied by the New York City Human Resources Administration (NYC HRA). O&S Associates had provided both architectural and engineering services for the building since 2000.
O&S Associates, Inc. performed FISP (formerly Local Law 11) services for the building for Cycles 5, 6, 7, and 8. Each Cycle included a visual survey of the building’s exterior using swing stages, development and filing of a FISP report, and development of the Façade repair program to bring the façade to SAFE condition.
O&S Associates prepared repair drawings and technical specifications for each Cycle, bid the work to specialty contractors, and made observations during construction. The building is a concrete-encase steel structure with a cast stone façade. Since this is a Landmark building, O&S chose materials to match the original construction of the building.
The restoration of the exterior façade repair comprised of reconstruction of the elevator shaft, including strengthening of steel framing, replacement of deteriorated roof parapet walls, the replacement of cracked and deteriorated brick masonry, the addition of epoxy-grouted masonry ties, tuck pointing of deteriorated mortar joints, caulking of selected windows, and installation of temporary sidewalk protection/bridge.
In addition to façade repairs, O&S has also provided structural engineering services for the building. These services included restoration of steel framing for a sidewalk vault, installation of rooftop steel dunnage for a new emergency generator, and other miscellaneous projects. The total cost of the façade repair work was about $375,000. Year Work Completed: 2004
