1000 Avenue Port Imperial Envelope Assessment

O&S completed a building envelope assessment for the 1000 Avenue at Port Imperial Condominium building as part of a transition engineering study. The building façade is constructed of cast in place exposed concrete columns, aluminum curtain wall, and precast concrete wall panels. The roof consists of a membrane with insulation, pavers, and green roofing material. There are also several terrace levels and balconies throughout with aluminum and glass railings. We observed deterioration including but not limited to spalled concrete, cracks in the precast panels, and leaks through the curtain walls. We provided a report to the Owners documenting the deficiencies and recommended repairs. We are currently working with the Owners to develop water testing plans and repairs to mitigate ongoing water infiltration through the curtain walls and windows.
