O&S designed and managed major restoration projects on the parking garage. In 2012, O&S provided “immediate” repairs along two heavily deteriorated columns to stabilize them in anticipation of full-scale garage restoration. In connection with our design work, O&S was also selected for additional parking garage consulting services.
O&S was retained by Argus Management to perform a complete condition assessment of the parking garage, which included report, recommended repair and preventive maintenance program, and a construction cost estimate. At request, O&S provided a phased breakdown of our cost estimate and repair program. The program was broken down along lines of priority. During our assessment, we observed that the parking garage was undergoing significant structural deterioration, including heavy corrosion of structural PT anchors, extensive overhead concrete spalling (fall hazards), etc. The existing waterproofing membranes and caulking were observed to be at the end of their useful service life and were no longer adequately protecting the parking garage. We performed testing including exploratory openings to inspect the PT cables, anchors, and concrete core extraction for dissolved chloride testing. We developed a comprehensive structural and waterproofing/preventive maintenance program for immediate remediation of structural deterioration as well as long-term preventive maintenance solutions to extend service life of the garage.
