O&S was awarded the repair of the plaza deck at the Riva Pointe Condominiums. The plaza is constructed on a steel framed, slab-on-metal deck structure and provides pedestrian access from the street to the residential unit front doors. The plaza was originally constructed in 1989 and was renovated in the early 2000s.
The plaza has not reached its expected useful life, but is showing considerable deterioration resulting from exposure to deicing salts and improper waterproofing details implemented during the renovation.
The plaza renovation included several requested upgrades to improve the overall aesthetic of the property while addressing the deterioration and waterproofing issues. The repair budget is approximately $6 million, which includes structural repairs, waterproofing, masonry repairs, flashing, electrical and lighting, and phasing to maintain occupancy during construction.
