Completed in 1986, the Ocean Club Condominiums in Atlantic City, NJ features two 27-story high-rise residential towers atop an elevated loggia, pool deck, 6th floor plaza, 3-level parking garage, and ground floor lobby and porte-cochere. The towers include balconies at individual residential units, constructed with cantilever post-tensioned concrete slabs.

O&S was contracted to perform a condition assessment of the condominiums, which would provide the Owner with a comprehensive report on the existing condition of the concrete balconies and estimated costs for a repair program. First, our engineers met with building management to discuss current condition, building history, and any past repairs and renovations. Then with our SPRAT-certified engineers (Society of Professional Rope Access Technicians), we provided visual and hands-on inspections of the balconies from rope access and single swing drop.

We found that the balcony structures were generally in fair condition, although some areas required immediate attention, approximately 73% of the balconies. Spalling was discovered on numerous balcony slab edges, post pockets, and floor and overhead slab faces. O&S recommended to building management a repair program to address the observed deficiencies along with repair budgeting and phasing.
