Co-op City, located in the Baychester section of the borough of the Bronx in northeast New York City, is the largest cooperative housing development in the world with 15,372 residential units, in 35 high rise buildings and seven clusters of townhouses. If Co-op City were an actual city, it would be the 10th largest in New York State by population.
O&S was selected by the owners at Co-op City to provide consulting engineering for structural repairs and waterproofing, elevators, and mechanical upgrades for two parking structures at the apartment complex. O&S provided an analysis, along with construction documents, bidding services, and construction services. The analysis included structural inspection, structural analysis, repair programming, value engineering, and quantity and cost estimating.
We also provided an assessment and repair program for the eight garages that service the development. Three of those garages needed to be closed because of unsafe conditions. Our team found issues related to the structural integrity of the garages, including partial collapse of three garages, major concrete deterioration at five garages, waterproofing failure, and spalling throughout all eight garages.

O&S Associates performed the structural evaluation, rehabilitation and maintenance program design for the eight – 1,350 car capacity parking garages. O&S developed repair drawings, provided bidding services, and provided construction administration for the repairs of all garages. The total cost of construction was approximately $100 million.
O&S prepared drawings and specifications for the reconstruction of garages 3,6, and 7. O & S also provided full time construction inspection and administration service for the rehabilitation of garages 2, 3, 6, and 7.
O&S performed a parking study and developed several on-grade parking lots at Co-op City for temporary parking during construction.
