New Periodic Inspection Requirements for NYC Parking Structures Cycle 1 Begin January 1, 2022
Effective January 1, 2022, owners of parking structures will be required to undergo an inspection of their parking garages at least once every six years and file a report with the New York City Department of Buildings (DOB).
The first inspection cycle runs from January 1, 2022 to December 31, 2023, and covers Community Districts 1 through 7 (all Manhattan parking structures below 59th Street plus the Upper West Side below 110th Street). Owners must have their parking structures inspected by a licensed structural engineer and file the required report with DOB during this cycle period. The report must include:
Buildings, or portions of a building, used for parking or storing motor vehicles, including space inside or under a building
Open parking garages and enclosed parking structures as defined in the NYC Building Code
The following structures are exempt and not required to comply with the new inspection requirements:
Autobody and automotive repair shops, automotive showrooms, and automotive service stations
Garages with occupancy of fewer than three cars
Unenclosed, unattached outdoor parking lots
Private garages serving one- and two-family homes.
