Drone-Based Building Assessment & Reality Capture Services

Advanced UAV Technology Supporting Building Restoration and Asset Management

O&S Associates integrates advanced unmanned aerial vehicle (UAV) technology into our building investigation, restoration, and asset management services. Our drone program is operated by two FAA-certified Remote Pilots, Adam Discher and Stanley Ye, and is supported by two Certified sUAS Thermographers. This combination of aviation, engineering, and thermographic expertise allows O&S to safely capture highly detailed building data that supports informed engineering decisions, more accurate budgeting, and efficient project execution.

High-Resolution Building Documentation and 3D Modeling

O&S utilizes advanced drone platforms equipped with precision positioning technology and Real-Time Kinematic (RTK) navigation systems. These systems enable automated flight missions and comprehensive building scanning, producing highly detailed three-dimensional digital models of building exteriors.

The resulting digital twins provide millimeter-level measurement accuracy, allowing our engineers to:

  • Obtain precise dimensions of building components and façades

  • Verify field conditions without repeated site visits

  • Quantify repair areas and material quantities

  • Develop engineering-level cost estimates

  • Prepare accurate contractor bidding packages

  • Assist with design development and construction planning

The generated 3D models serve as a permanent record of existing conditions and can be revisited throughout the lifecycle of a project.

Thermal Imaging and Building Envelope Analysis

O&S performs advanced aerial thermography using certified sUAS thermographers and high-resolution thermal imaging systems. Thermal surveys can be conducted independently or integrated into building scans to create three-dimensional thermal models that overlay temperature data onto the building geometry.

Thermal imaging can identify concealed conditions that may not be visible during conventional visual inspections, including:

  • Moisture intrusion and trapped water

  • Building envelope deficiencies

  • Air infiltration and thermal bridging

  • Delaminated façade materials

  • Insulation deficiencies

  • Roof and waterproofing failures

  • Areas of elevated moisture that may contribute to material deterioration

By identifying hidden deficiencies early, owners can prioritize corrective measures before conditions become more extensive and costly.

Faster, Safer, and More Efficient Inspections

Traditional building investigations often require extensive exterior access systems such as swing stages, mast climbers, scaffolding, aerial lifts, or rope access. While hands-on investigations remain necessary for certain evaluations, drone technology allows O&S to rapidly screen and document entire structures before recommending targeted access.

Benefits include:

  • Completion of building surveys in a fraction of the time required by traditional methods

  • Significant reduction in mobilization costs

  • Improved safety by minimizing exposure to difficult access conditions

  • Rapid documentation of large or complex facilities

  • Immediate identification of areas requiring hands-on investigation

  • Reduced disruption to building occupants and operations

This targeted approach allows owners to focus access expenditures only where detailed investigations are warranted.
