Fort Lee Parking Structure Ordinance 2025-17
The Borough of Fort Lee, NJ now requires parking structure inspections, every 5 years to ensure their safety structural integrity. This was done as a safety measure to protect the garage occupants and extending the life of the parking facility in preventing any costly repairs.
Requirements:
A condition assessment must be performed by a New Jersey licensed Professional Engineer (PE).
An Inspection and Evaluation Report documenting observed conditions, classification, and recommendations.
This ordinance applies to:
Commercial or multi-family residential properties
Attached or unattached to the property
Open or enclosed
Below grade or above grade
Detached wood-framed garages are excluded from this ordinance

Key Deadlines:
Newly constructed parking structures must have their initial condition assessment five (5) years from the first certificate of occupancy.
Existing parking structures must have their initial assessment inspection completed by December 31, 2026.
Inspection report must be filed within 15 days of the inspection.
Unsafe conditions must be repaired within 90 days of filing.
Amended reports must be filed within 2 weeks of the completed repairs for unsafe conditions.
