109 East 16th Street Building is a 10 story structure that required exterior building façade repairs.
• O&S Associates performed a survey of the building exterior using swing-stages and developed a repair program for the façade and prepared and Local Law 11 Report with the City of New York.
• O&S prepared repair drawings and technical specifications, bid the work to specialty contractors and made periodic observations of construction.
• The restoration of the exterior façade repair was comprised of reconstruction of the elevator shaft including strengthenening of steel framing, replacement of deteriorated roof parapet walls, the replacement of cracked and deteriorated brick masonry, the addition of epoxy grouted masonry ties, tuck-pointing of deteriorated mortar joints, caulking of selected windows and installation of temporary sidewalk protection/bridge.
